Asking prices rose 11.8% in the year to September 2026 according to idealista, demand from foreign buyers remains high, and rents in the big cities are still under pressure. That doesn’t mean every purchase is a good investment. Yields have been falling as prices rise faster than rents, rental rules have tightened, and taxes differ a lot from one region to the next.

This guide is for people who want to buy in Spain with a return in mind, whether that’s a long-term rental, a holiday home that pays some of its costs, or a place you’ll retire to in a few years. It covers where the numbers look best, how renting works, financing, taxes and the risks worth knowing about.

The market in 2026: prices and yields

idealista’s September 2026 report puts the national average asking price at €2,930 per m², up 11.8% year on year. Regional averages range from €1,689 per m² in the Murcia region and €2,497 in the Valencia region to €2,952 in Andalusia, €3,092 in Catalonia, €5,065 in the Madrid region and €5,593 in the Balearics.

Gross rental yields have been sliding as prices climb. idealista measured an average gross yield of 6.2% for homes in Q3 2026, down from 6.9% a year earlier (published October 2026). Among the large cities, Lleida (6.9%) and Murcia (6.8%) were near the top, while Barcelona (4.4%), Madrid (4.3%), Palma (4.3%) and San Sebastián (3.3%) were at the bottom. In other words, the cities everyone wants to live in are often the ones where the rent covers the least of the price.

Keep in mind that gross yield is annual rent divided by price, before taxes, community fees, IBI, insurance, vacancies and maintenance. Net yields are noticeably lower. Barcelona and much of Catalonia also have rent controls in stressed areas and a 20% transfer tax for large holders. The Costa Brava, with towns like Girona, Roses or Begur, is more about lifestyle and seasonal demand. Tenants have strong protections: when the landlord is an individual, the tenant can stay for at least five years (seven if the landlord is a company), even if the contract is signed for one year. In areas declared “stressed residential markets” under the 2023 Housing Law (Ley 12/2023), rents on new contracts can be limited, with stricter rules for large holders. Catalonia was the first region to apply this, starting with 140 municipalities in 2023. The upside: steady income and little day-to-day management. Read our long-term rental guide before buying to let.

Holiday lets and tourist licences

Short-term holiday rentals need a tourist licence or registration from the region, and many towns have frozen or restricted new ones. Since 3 April 2025, a flat in a building can only start operating as a tourist rental with the express approval of three-fifths of the owners in the community (Ley Orgánica 1/2025, amending the Horizontal Property Law). The national short-term rental registry that became mandatory on 1 July 2025 was largely annulled by the Supreme Court in a ruling of 19 May 2026 (published in the BOE on 8 June 2026), but regional licences still apply.
